Japanese Hotelier Has Eye on LIC
Japanese hotel operator Toyoko Inn Co. has applied to build its first U.S. hotel at 24-09 Jackson Avenue in Long Island City (LIC). The structure would stand 50 stories and 514 ft., and house more than 1,250 rooms, as well as 260,000 sq. ft. of commercial space. Hotel Architect DPC of Chicago is the designer of the project, also set to include a parking garage. The site is currently vacant and is in close proximity to several significant residential towers taking shape in LIC.
Turkey Plans New Consulate/Apartments in NYC
The Turkish Consulate has filed applications to build a 35-story, 563-ft.-tall building at 821 First Avenue at 46th Street in New York City (NYC) containing approximately 102,000 sq. ft. of commercial space on the first 15 floors, and 20 apartments for staff and visitors starting on the 20th floor. Located across from the United Nations Headquarters, the structure, known as Turkevi Center, was designed by Perkins Eastman. Turkey intends to demolish its 12-story consulate built in 1958 and located at 46th and First streets.
Yet Another Tower Rising in Brooklyn
The Greenpoint, a 39-story, 392-ft.-tall tower that will contain a mix of apartments and condominiums, in October appeared close to topping out on the Brooklyn waterfront. Completion is anticipated in spring 2018. New renderings show a glassy, stepped tower designed by Ismael Leyva Architects at 21 India Street in the Greenpoint neighborhood. Mack Real Estate Group, Palin Enterprises and Urban Development Partners are behind the project. The Greenpoint will be joined by a low-rise tower, and together, the buildings will contain approximately 460 residences. Additional towers in the form of Greenpoint Landing are also on the drawing boards for the bustling area.
Chelsea Mixed-Use Towers Have Unique Design
A pair of 25- and 35-story-tall mixed-use towers is taking shape at 76 Eleventh Avenue in the Chelsea neighborhood of New York City. Linked by a four-story base and standing 302 and 402 ft. tall, respectively, the structures have a twisting, almost Siamese-twin look created by design architect Bjarke Ingels Group (BIG) and executive architect Woods Bagot. The development is set to include 310 residential units and 181,893 sq. ft. of commercial space in the base. HFZ Capital Group is the developer, and the project is scheduled for completion in 2019.
Apartment Towers for Brooklyn Bridge Park
Brooklyn Bridge Park Corp. has filed applications to build 30- and 16-story apartment towers at 50 and 15 Bridge Park Drive, respectively, on Pier 6. ODA is the architect, and RAL Development and Oliver Realty Group are the codevelopers. The park corporation had originally approved 14- and 16-story towers containing nearly 340 apartments. Plans for the new, taller buildings include a total of 265 relatively large apartments and amenities such as retail, and a dog-washing station, gym and lounge.
Hotel/Apartment Tower Planned near Hudson Yards
The Hudson Yards area continues to buzz with activity with CetraRuddy Architecture filing a permit on behalf of Chetrit Group for a 46-story, 622-ft.-tall hotel/apartment tower at 545 West 37th Street, near Hudson Yards and the Javits Center. The development would be roughly two-thirds commercial and one-third residential, with the hotel occupying 269,688 sq. ft. on the first 29 floors and approximately 130 apartments over 103,688 sq. ft. starting on the 32nd floor. Event spaces, restaurants, a gym and an underground parking garage are also planned.
Lerch Bates Designing SFO Vertical- Transportation System
Lerch Bates Inc. has been selected to design the vertical-transportation system for San Francisco International Airport’s (SFO) Terminal 1 (T1), which was built in the early 1960s. The modernized T1 is expected to open in 2024, and the terminal will remain open throughout the project. The US$2.4-billion project includes 24 new machine-room-less elevators, 22 new escalators, four new moving walks and the modernization of two Westmont Speedwalks. The remodeled T1 is aiming for the highest Leadership in Energy & Environmental Design rating possible.
Solid Outlook for Brugg Lifting
Business is expected to remain strong for Brugg Lifting over the next few years, with the Rome, Georgia-based elevator-rope manufacturer reporting it has picked up several significant new clients, the Rome News Tribune reported. Brugg Cables, also based in Rome and sharing a parent company with Brugg Lifting, closed recently, but Brugg Lifting Sales and Marketing Manager Mike Carr said that has nothing to do with his arm of the operation, which has 23 employees and produces approximately 1 million linear ft. of rope every month. Brugg Lifting serves OEMs and maintenance providers in North America and has few domestic competitors. That is part of the reason Carr said he sees “nothing but growth over the next two to three years.”
30-Story Residential Tower for Minneapolis
Multi-Housing News (MHN) has reported the Opus Group is planning to build a 30-story multifamily and retail development in downtown Minneapolis. The 365 Nicollet Avenue project aims to support the city’s goal to double the downtown population by 2025 with 369 apartments and 9,500 sq. ft. of ground-floor retail space. MHN stated Opus has played a significant role in the transformation of the area, having completed two major developments on adjacent blocks — 26-story luxury apartment building The Nic on Fifth and as well as Xcel Energy’s headquarters at 401 Nicollet.
