18-Story Residential Tower Approved for North East London

HAL Architects has won approval for an 18-story build-to-rent apartment tower in Walthamstow town center in North East London, Architects’ Journal reports. The high-rise development will replace a pair of low-rise existing 1880s buildings at 278-284 Hoe Street. The tower adds 66 homes in the form of one-, two- and three-bedroom apartments – the majority of which will be dual-aspect. They will sit above a two-story podium accommodating residents’ amenities, visitor bicycle parking and a café. There will also be seating in a new pocket park. Backed by developer Providence Capital Securities, the East Ridge project includes a new semi-public yard space covered by a peaked canopy. The development will sit next to a 13-story Travelodge and Pollard Thomas Edwards’ proposed 16-story Juniper House scheme. The designs were given consent despite concerns aired by neighbors about the impact on daylight and privacy. Residents argued the scale of the block was excessive and overbearing. A construction timeline is not yet known.
