Plan for Vancouver Suburb Includes Three Tall Towers

Bucci Developments’ plan for a transit-oriented development (TOD) next to the upcoming Surrey-Langley SkyTrain extension in the Vancouver, Canada, suburb of Surrey has been downsized from the 40-, 44- and 57-story towers proposed in 2020 to 42-, 37- and 15-story towers, Daily Hive reports. Designed by Casola Koppe Architects, the Fleetwood Orion plan is still significant, with 1,130 residences, as well as office, institutional, retail and restaurant space, on the drawing board. Similar to PCI Developments’ Marine Gateway, a TOD next to the Marine Drive SkyTrain station in south Vancouver, Fleetwood Orion incorporates a pedestrian-only spine and plaza with multistory podiums housing stores and offices with each tower. Bucci states that Fleetwood Orion is part of the City of Surrey’s densification “Fleetwood Plan” that aims to at least double the number of homes — to 28,000 homes with 84,000 residents — over the next three decades. City officials are expected to review the updated Fleetwood Orion plan in coming months.
