Schindler VT uplifts integrated development in Singapore CBD.

CapitaSpring is a 51-story integrated development located in the heart of Singapore’s Central Business District (CBD) on the site of the former Golden Shoe Carpark. The development features a Gross Floor Area (GFA) of 93,000 m2 and includes 29 floors of Premium Grade A offices, 299 serviced residences, retail units and a two-level food center. Additional facilities include a multi-story car park.

The 280-m-tall structure offers a vertically connected environment combining work, living and recreational spaces, thus redefining interactive possibilities for future workspaces. With an estimated 5,000 white-collar workers and visitors accessing the building daily, an intelligent transit-management system is crucial for secure and efficient traffic flow. Schindler installed 40 units, including lifts, escalators and a customized panoramic elevator. Schindler designed and installed an elevator system utilizing Schindler PORT and Schindler BuilT-In solutions to ensure smooth, secure and efficient transit and enhance the user experience.

One notable feature is the panoramic glass elevator, designed to provide passengers with a breathtaking view of the lush Green Oasis. With a height of more than 35 m and lush greenery spread over four stories, the Green Oasis offers social and activity spaces, as well as an opportunity to reconnect with nature in the middle of the city.

Innovation

CapitaSpring was looking for a state-of-the-art mobility system — one that would incorporate an intelligent Application Programming Interface (API) with multiple secure access methods to enable efficient transit throughout the building. It was important that the system be future proof so additional features could be added when needed. To commit to its vision and help make it a reality, Schindler provided the Schindler BuilT-In solution. 

Integrating effortlessly with Schindler PORT and the latest technologies on the market, the Schindler BuilT-In API supports real-time database synchronization of the building’s mobility and security systems. The system also continuously optimizes its performance with deep-learning algorithms.

The innovations achieved by Schindler BuilT-In in the CapitaSpring project include:

Facial Recognition and QR code

Schindler BuilT-In revolutionized monitoring and access control by integrating the Schindler Transit Management System, QR system and facial recognition (FR) system. The terminals integrated for the building level include:

  • Turnstiles
  • Schindler PORT terminals
  • Meeting rooms

The integrated QR and FR system are also connected with other systems such as the mobile app CapitaStar@Work and VMS (visitor management system). With FR and QR access, the tenants and visitors of CapitaSpring are granted access to the building and offices and assigned an elevator to their destination floor with a seamless journey throughout CapitaSpring.

Robot Service Connection

The integration of robotics with the Schindler BuilT-In system is one of our pioneering technologies. From maximizing traffic performance to fulfilling visitors’ and tenants’ needs, Schindler partners with a selected robotic company to enable both vertical and horizontal movement of the robot in CapitaSpring.

Today, CapitaSpring has deployed fully autonomous smart cleaning robots that are integrated with the building’s elevator and turnstile systems. The robots can autonomously enter and exit turnstiles and transition between floors. This technology supplements cleaning services, enhancing productivity and efficiency in building maintenance.

Visitor Management System

The Schindler BuilT-In Visitor Management System seamlessly manages and controls access rights of tenants or visitors in the building. It boasts:

  • All-in-one data management platform
  • Facial/QR enrollment
  • Comprehensive usage reports

Landing Destination Indicator

Schindler BuilT-In provides a customizable and reliable LCD display integrated with transit information and media service shows:

  • Lift letter
  • Destination floor
  • Media and ads (jpeg/mp4)
  • Theme

External API

The Schindler BuilT-In external API provides the capability to integrate with various innovative applications that provide seamless and personalized vertical transportation (VT). Schindler provides a cloud-based API to expedite on-site implementation and optimize third-party system integration.

Overcoming Challenges

COVID-19 caused widespread delays in lift installations across the industry, disrupting project timelines and creating a backlog of tasks. The implementation of safety protocols led to a reduction in the number of workers on-site, making it challenging to meet project demands and schedules. Given the limited manpower, optimizing resource deployment was essential, and detailed planning and coordination were needed to ensure tasks were completed on time and met quality standards. 

To address the challenging timeline, the team utilized the Schindler CLIMB Lift in the CapitaSpring project. This was the first time Schindler CLIMB Lifts were used in Singapore.

The Schindler CLIMB Lift provides an effective and optimal solution during construction. It offers automatic door closing, ensuring smooth and efficient rides. Operating up to three times faster than a traditional external hoist, the Schindler CLIMB Lift speeds up the construction process. Since it is installed inside the building, the exterior façade can be closed earlier, saving valuable time compared to external hoists. 

Positioned within the permanent elevator shaft, the Schindler CLIMB Lift is not impacted by the building’s exterior design, allowing for greater flexibility. The Schindler CLIMB lift operates at speeds of 0.5 to 4 m/s, providing reliable and smooth VT. Installed at the core of the building, it helps optimize the movement of both people and materials. By using the Schindler CLIMB Lift, Schindler has increased workforce productivity and accelerated the installation process.

To assess ride quality, Schindler technicians successfully completed a coin-on-edge test using a 50-cent Singapore coin placed on the handrail of the highspeed service elevator, which operates at 9 m/s. The coin stood still, without falling, for the entire ride.
