Plans For 649-Ft Miami Tower Submitted

Developer Crescent Heights has submitted plans to build a mixed-use complex next to downtown Miami’s under-construction Signature Bridge, The Next Miami reports. The towers are expected to top off at 43 stories, or 649 ft, which is the maximum permitted by the Federal Aviation Administration in the area. Rafael Viñoly Architects is designing the new towers in the shape of an “S.” Known as 1370 NE 2nd Avenue, the project proposal includes 1,441 residential units, amenities spread over five floors, offices and an auditorium for The School Board of Miami-Dade County, offices for Crescent Heights, ground-floor commercial and nine levels of parking. Amenities will include a bowling alley, indoor basketball court, indoor lap pool and indoor running track. The residential units are expected to be either rental apartments or condos, as a ground-floor space is listed as a leasing/management office. The developer is opting for review of the project by Miami-Dade County under their Metromover Subzone zoning rules. The move allows them to bypass the City of Miami’s more restrictive Planning, Zoning and Design review.
