If developer Ocean Dadeland, LLC, receives approval from Miami Dade County, an approximately 1 acre site on South Dixie Highway in Dadeland, a neighborhood in the Miami suburb of Kendall, will become home to 20- and 25-story towers containing 500 residences, 4,851-ft2 of ground-level retail and 668 parking spaces, Florida YIMBY reports. Purchased by the developer — a joint venture of Miami Lakes-based Florida Value Partners and Bay Harbor Islands-based Atlantic Pacific Cos. — in late 2021, the acreage currently houses an auto service center and Shorty’s BBQ restaurant, a local institution dating to 1951. The property is adjacent to the Metrorail Dadeland South Station. The restaurant will likely be incorporated into the new property’s commercial space, as the owners signed a multiyear lease following the property sale. Connected by a bridge, the structures designed by Coral Gables, Florida-based Corwil Architects would be distinguished by curvy balcony slabs and concrete architectural pinstripes, with amenities including a landscaped pool deck, a fitness center and a covered outdoor terrace.
