TELME completes elevator work on Address Beach and Resort in Fujairah City, U.A.E.

Fujairah City, U.A.E., offers visitors a truly lovely, popular beach area, a place where developers were motivated to set up Address Beach and Resort and its holiday destination with a stunning array of activities. The city, which is the capital of its emirate, Fujairah, is a modern place separated from the rest of the country by the majestic Al-Hajar Mountains to the west and the serene Indian Ocean to the east. Address Residences features residential buildings, villas and apartments, plus the 196-room-and-suite Address Hotels + Resorts signature hospitality and service. The five-star hotel, villas and apartments serviced by the Address Hotels + Resorts are a development situated south of Al Aqah Beach.

During construction, the hotel and apartment project called for a total of 21 elevators, and the lift job was awarded to Toshiba Elevator Middle East, LLC (TELME) of Dubai. TELME, a subsidiary of parent Japan-based Toshiba Elevator and Building Systems Corp. (TELC), offers supply, installation and maintenance of Toshiba brand elevators across the Middle Eastern region.

Some of Address Beach and Resort’s 21 elevators travel up to 105 m/min and have a capacity of 2000 kg. The project includes nine exclusive finish elevators in the hotel, and two passenger and one service elevator in each of the apartment/residential units. The project involved various challenges that, by effective planning and coordinated work schedule, were successfully addressed.

Behind the Project

The project was developed by M/s Eagle Hills as the client and established in 2014. In April 2016, Eagle Hills unveiled The Address Fujairah Resort & Spa and partnered with local developer Diyar Al Muharraq to form Eagle Hills Diyar. Eagle Hills announced the launch of a new mixed-use development in Fujairah City called Fujairah Beach.

Consultant M/s Armstrong is a professional consulting firm specializing in airport planning, engineering and construction services. It aims to help deliver innovative services. The main contractor was M/s Roberts Construction, headquartered in Dubai and operating across the Middle East, Asia, Africa and Europe.

Challenges

When the developer launched the project, it had a critical completion time scheduled. Logistics was a prime challenge, as the project involved a huge development area, and the elevator materials were crucial for meeting the completion schedule. The overhead height was planned short, so TELME designed a special tool to hoist the elevator motors over the machine base, on the top of the guide rails. The plan allowed a platform with rollers to move the motors to the top floor and subsequently place them level with the machine base and hook onto it, sliding the motors into place.

External lobby finishes and doors were done with local vendors, resulting in enhanced style. Elegant cabin finishes and other special features, including access control systems and CCTV and Wi-Fi internet access, topped out the elevator cabs.

The project, led by Managing Director M.J. Mohammed Iqbal, was executed under TELME’s experienced team of managers, engineers and head staff of the main office. The challenge was resolved on design and scheduled under a tight completion ordered by the designers.
