Case Study: Sainath Vrindavan

VT systems are pivotal elements of real estate projects.

Pratik Kataria (PK), Sainath Developers — The House of Kataria director and NAREDCO Maharashtra committee member, speaks with your author (SSP) on the importance of elevators in Sainath Vrindavan and other projects by his company, emphasizing close collaboration with vertical-transportation (VT) industry stakeholders.

SSP: How does Sainath Vrindavan differ from other high-rise projects in the Mumbai Metropolitan Region (MMR), and how does it create an edge over others?

PK: Sainath Vrindavan is strategically situated in the heart of Mulund East. What makes this project truly exceptional is its unbeatable location, seamlessly connecting residents to both Mulund West and the Eastern Express Highway. One of our standout features is our unwavering commitment to superior quality construction. We take immense pride in the craftsmanship and precision that goes into every aspect of our modern residences. At the gated community of Sainath Vrindavan, life is all about comfort and opulence.

SSP: With many upcoming infrastructure projects in the MMR, what are the specific location advantages this project offers in terms of connectivity across the region and beyond?

PK: Sainath Vrindavan stands as a testament to not just luxury living but also to the unparalleled connectivity that defines this rapidly evolving region. Mulund, hailed as the “Prince of Suburbs,” has witnessed a remarkable transformation in recent years.

In an era of enhanced connectivity, Mulund emerges as a major beneficiary of the upcoming Mumbai Metro Project and Goregaon-Mulund Link Road (GMLR), positioning it as a bustling transportation hub. Sainath Vrindavan capitalizes on this infrastructure, offering residents quick access to the GMLR, a vital link connecting western and eastern suburbs, significantly reducing travel times and elevating Mulund’s status as a pivotal transit point.

The metro project will enhance connectivity to major business districts, educational institutions, healthcare facilities and leisure destinations across Mumbai. But Mulund offers more than just connectivity, it boasts a unique blend of modern amenities and natural beauty nestled between the Sanjay Gandhi National Park and the Thane Creek. It’s a place where one can revel in the comforts of urban living while being close to nature, making it a rare gem in the bustling metropolis of Mumbai.

Architects and developers are collaborating closely with elevator consultants to design efficient VT systems tailored to each building’s unique requirements.

SSP: What is the significance of elevators in projects by your company, are they also considered a lifestyle amenity?

PK: Elevators in our projects hold a significance that goes beyond mere functionality; they are a testament to our commitment to elevating the quality of life for our residents. We hold a strong conviction that offering efficient elevators is more than just a requirement — efficient elevators symbolize the smooth flow of everyday life. Whether you’re stepping out for work, returning home after a long day, our elevators are designed to make these moments effortless and enjoyable. We recognize that your home is a sanctuary, where cherished memories are created, families are united and dreams are nurtured. Therefore, we take great care to ensure that our elevators seamlessly fuse convenience with luxury.

SSP: Do you see buildings getting even higher in the near future, and how would this impact decisions regarding elevator selection going forward?

PK: Yes, it is highly likely that buildings will continue to get even higher in the near future. The trend of constructing taller buildings, often referred to as skyscrapers, is driven by factors such as urbanization, limited land availability in densely populated areas and the need to accommodate growing populations and businesses. Technological advancements in construction and engineering have also made it feasible to build taller structures.

As buildings continue to reach greater heights, elevator selection becomes a crucial consideration. In the context of sustainability and environmental consciousness, energy-efficient elevator systems are gaining prominence. They align with our collective responsibility to reduce our carbon footprint. Meanwhile, advancements in safety technologies provide occupants with a reassuring sense of security.

Moreover, architects and developers are collaborating closely with elevator consultants to design efficient VT systems tailored to each building’s unique requirements. It’s a fascinating era of innovation where elevators are no longer mere functional elements but integral components in the design and functionality of these architectural wonders.

SSP: With Real Estate Regulation and Development Act (RERA) implementation and stricter norms, what are the aspects that developers have to keep in mind about elevators in their projects?

PK: As a real estate developer, navigating the evolving landscape of RERA entails several pivotal considerations regarding elevators in our projects. Foremost among these is ensuring strict safety compliance. It is our responsibility to guarantee that elevators fully adhere to the safety regulations and standards laid down by RERA and local authorities. This encompasses adhering to safety codes and securing certifications to ensure the safety and peace of mind of our future residents.

Quality and reliability are equally non-negotiable for us. We are committed to partnering with reputable elevator manufacturers known for their unwavering reliability and consistently high-quality performance. These choices not only align with RERA’s rigorous requirements but also guarantee elevators that operate seamlessly over the long term, reflecting our dedication to excellence.

In addition, accessibility holds great significance in our projects. RERA underscores the importance of accommodating individuals with disabilities, and we are committed to providing elevators that are accessible to all residents, including those with mobility challenges. This may involve implementing features such as wider door openings, Braille markings and audible announcements, embodying our commitment to creating inclusive living spaces.

SSP: Due to the major shift in the demand among residential portfolios of investors with a focus on modern integrated amenities like rooftop pools and sky gardens and automated elevator systems that provide safer and smoother rides, do you see more developers investing in and adopting new automated technology in elevators to enhance elevator travel by improving its efficiency and accessibility?

PK: Developers are increasingly embracing new automated technology in elevators. This technology not only enhances safety but also reduces waiting times and makes our daily journeys more efficient. We understand that elevators are more than just functional; they are integral to our daily lives. So, we are making sure that our elevators not only get us to our destination but also do so quickly, safely and comfortably.

Essentially, as we all aspire to enhance our living experiences for greater convenience and comfort, developers are proactively collaborating with elevator manufacturers that provide state-of-the-art elevator technology. This ensures that our homes deliver the utmost in modern lifestyle quality.

SSP: With the increasing cost of construction in Mumbai, how challenging is it for developers to balance the price and quality equations in the residential real estate segment? Will it have an impact on the selection of elevators going forward?

PK: In Mumbai’s constantly changing real estate environment, rising construction expenses present a significant challenge for developers. Balancing the equation between affordability and quality is a tightrope walk, one that demands thoughtful consideration. Elevators, often overlooked but integral, hold a pivotal role in this intricate balancing act. While it’s tempting to opt for cost-effective elevator solutions, compromising on quality could mean sacrificing resident satisfaction and potentially leading to ongoing maintenance issues in the future. As a result, we are meticulously evaluating elevator choices, aiming to discover the ideal intersection where cost-effectiveness meets excellence in quality.

SSP: What are the parameters considered while selecting elevators for your current and future projects?

PK: Choosing elevators for our current and future projects is a deeply personal endeavor. Safety takes precedence, and we prioritize elevators equipped with advanced safety features to instill absolute confidence in our residents. Quality is paramount, and we diligently seek reputable elevator manufacturers known for their exceptional reliability and durability. Efficiency is equally essential, encompassing energy conservation and the seamless transportation of residents within our buildings.

Customizing elevator capacity to suit each project’s unique requirements is a fundamental practice, ensuring smooth traffic flow for residents. Minimizing maintenance needs is also a core focus, reducing downtime and ensuring uninterrupted service.

Aesthetics matter significantly, as elevators contribute to the overall ambiance of our projects. We pay meticulous attention to their design and finishes, aligning them with our commitment to creating aesthetically pleasing and comfortable living spaces.

In essence, our approach to elevator selection is deeply personal, driven by the goal of creating homes where safety, quality, efficiency, accessibility and aesthetics harmoniously converge, offering residents an exceptional living experience that transcends mere functionality.
