SSP: What is the unique selling proposition (USP) of My Home Group’s high-rise projects that sets them apart from other projects and gives them an edge?
RS: In 1981, our Chairman Dr. Rameswar Rao initiated the establishment of My Home Constructions as a real estate start-up, with the vision to “Make Life Better.”

SSP: What are your views on the commercial and residential real estate market for 2023, and what are your expectations from the year 2024?
RS: Our sales figures in the residential sector for 2023 experienced a significant increase compared to the previous year. On the other hand, overall, leasing conditions in the commercial sector remain stable.
This positive trend is anticipated to persist in the residential sector for 2024, particularly in the premium and luxury segments. The residents of Hyderabad have been exposed to international standards of living, contributing to this growth.
In the commercial sector, we expect the occupancy of Grade A office spaces to show an upward trend in 2024, as work from home is gradually fading out and people have started coming back to offices.
Overall, I am confident that the real estate market in Hyderabad will experience further growth in 2024. Stable conditions in Telangana and the preference of many employees from other states to work in Hyderabad are two key driving factors for the advancement of the real estate market in Hyderabad.
SSP: With a growing emphasis on sustainable living in residential and working spaces, do you see a greater demand for buildings having such attributes going forward? How do projects by My Home Group reflect these aspects?
RS: Following the outbreak of the coronavirus pandemic, the incorporation of sustainable and environmentally friendly buildings has emerged as a vital component in the development of residential and working spaces. This is primarily driven by the occupants’ increasing demand for healthy living environments.
At My Home Group, we have implemented a strict requirement for all our projects to obtain a minimum Green Certification of Gold for standard projects and Platinum for ultra-luxurious ones. This mandate ensures that our developments not only meet but exceed the highest standards of sustainability and eco-friendliness. We have successfully undergone a Five-Star Occupational Health and Safety Management audit and received a 5-star certification from the British Safety Council.
SSP: What level of importance is given to the procurement and placement of elevators and escalators in My Home Group projects?
RS: For My Home Group projects, we make a point to conduct thorough traffic analysis and anticipated traffic flow assessments in collaboration with subject matter experts. We develop well-planned and meticulously designed strategies for the procurement and placement of elevators and escalators.
We recognize the utmost significance of vertical transportation (VT) and refrain from perceiving it solely as a means of moving people and materials. Instead, we regard it as a fundamental element contributing to the overall functionality of the tower and the value of the project.
SSP: Are branded elevators and escalators preferred, and does My Home Group highlight them along with other lifestyle amenities?
RS: At My Home Group, we exclusively utilize renowned elevator brands that incorporate the latest technological advancements in all of our high-rise structures, prioritizing the safety and well-being of our building occupants.
Alongside a plethora of lifestyle amenities, we remain committed to informing our valued customers about these advancements and sustainable features, allowing their properties to consistently maintain a competitive edge in the market, ultimately leading to enhanced pricing potential.
SSP: What are the aspects that you take into consideration while setting the parameters for elevators and escalators in a project, such as the foot traffic envisaged, etc.?
RS: At My Home, when selecting the elevators, the first priority is safety compliance, and the next priority is an efficient elevator.
SSP: Do you see the development of high-rise category buildings increasing further across India and in the My Home Group portfolio going forward?
RS: Yes, due to the rapid rise in the urbanization rate and land scarcity in urban areas, the only option is constructing high-rise buildings to meet the demand of the urban population. My Home is also in line with the development of tall buildings in both the residential and commercial sectors in Hyderabad. This is because these buildings are economically viable, considering the soaring land rates, and they help reduce the carbon footprint.
