30-Story Medical Office Tower Planned For Manhattan

Extell Development Co. has unveiled plans to develop a 30-story medical office tower on Manhattan’s Upper East Side, Rebusiness Online reports. The 400,000-ft2, Class A property is near several of NYC’s top hospitals and medical research centers, including the main campus of Hospital for Special Surgery (HSS). HSS has signed a long-term lease for approximately 200,000 ft2 spread across the first eight floors at the new tower to house orthopedic and rheumatology physician offices, as well as ancillary services for treatment of musculoskeletal conditions. New York-based Perkins Eastman Architects designed the tower, which will feature oversized windows, increased ventilation and enhanced filtration throughout the building. There will also be accommodations for both Department of Health and Article 28 of New York State’s Public Health Law for uses such as ambulatory care and surgical facilities. The tower will include retail space on the ground and cellar levels. 403 E. 79th St. will be the first medical office and research building for Extell Development, which typically develops luxury condominium and residential towers. The NYC-based developer anticipates breaking ground at the end of first-quarter 2022, with completion slated for early 2025.
