Harsh Jagwani (HJ), managing director (MD), Notandas Realty, shares insights with Sheetal S. Patil (SSP) about the company’s USP and approach toward vertical transportation in its real estate projects, like 96 Tagore.

HJ: We employ cutting-edge project management tools, precision engineering techniques and smart monitoring systems to ensure every phase of construction adheres to our uncompromising standards. This approach not only enhances build quality but also optimizes resource use and minimizes environmental impact, reflecting our commitment to sustainability. 

The structure at 96 Tagore had two basements, and we used innovative technology to excavate and come back to the plinth level in record time.

SSP: Elevators and escalators play a key role in real estate; what is the level of importance given to their planning, procurement and placement in projects like 96 Tagore? How do you approach aspects like foot traffic analysis? 

HJ: At Notandas Realty, elevators and vertical mobility solutions are not treated as afterthoughts — they’re integral to the experience of space. For projects like 96 Tagore, we prioritize early-stage planning of elevator systems, working closely with consultants to ensure optimal placement, performance and design integration.

Foot traffic analysis is a key part of our planning process. We study projected occupancy patterns, peak flow periods and user behavior to determine the right number, speed and type of elevators. Our goal is to create seamless vertical movement that feels effortless, efficient and above all, luxurious.

Procurement is done with precision — we partner with top-tier global elevator brands that offer a blend of advanced technology, safety and aesthetic customizability. Whether it’s low-noise operation, smart destination dispatch systems or finishes that match our interior palette, every detail is curated to enhance the overall living experience. 

SSP: How would you describe the importance of aspects like incorporating branded amenities in projects like 96 Tagore? Do elevators also get included in this list; are they highlighted along with other lifestyle amenities? 

HJ: Clients are very choosy about a luxury space, and they appreciate branded amenities, as they are part of usual lifestyle. We use multiple branded products within the building. We do highlight the elevator brands as well.

SSP: What security-related aspects do you take into consideration while planning access controls at each phase of the project? 

HJ: Since we specialize in luxury developments, privacy and security are paramount for our clients. We implement a comprehensive access control strategy throughout each phase of the project — starting from the main entrance and extending to individual wings and elevator lobbies.

At the main entrance, we employ a vehicle identification system, allowing residents seamless entry and exit without manual intervention. Across the property, CCTV surveillance is strategically installed to ensure real-time monitoring and deterrence.

For access to common areas and amenities, we use advanced systems including facial recognition and secure access controls, which not only enhance security but also offer a touchless, user-friendly experience. In addition, all visitors are required to register at the reception through a digital visitor management system, ensuring that entry is both monitored and traceable.

Sheetal Shelar Patil works with a content solutions agency, overseeing weekend sections, special features, news columns, magazines and theme pages for one of India’s leading English- language daily newspapers, as well as working with several business-to-business publications. A holder of a diploma course in journalism, Patil previously worked in administrative positions with various real-estate, hospitality and media enterprises.
