Adelaide Panel Approves Towers Next to Heritage Building

Developers of One North Terrace, a planned twin-tower residential structure on the edge of the Adelaide, Australia, CBD, have won approval from the state commission assessment panel to build next to the heritage-listed Newmarket Hotel, The Urban Developer reported on August 25. The plan includes two 32-story towers that will provide 191 residential apartments and 161 serviced apartments atop a 10-level podium with office and retail space. The 2,646-m2 site has been one of contention for developers; a 2016 proposal was rejected in 2020 by the South Australia Supreme Court over setback issues. One North Terrace (Aust) Pty Ltd. is behind the latest plans, which include the demolition of the state heritage-listed stables and rehabilitation of the Newmarket Hotel. The designer is Cox Architecture, and the total development cost is expected to be AUD72 million (US$52.3 million). According to the plans, 15% of the residential apartments would be dedicated to affordable housing.
