Developers set on transforming the Gowanus neighborhood of Brooklyn, NYC, are about to get the green light from a city-led zoning overhaul that has been more than 10 years in the making, Curbed reports. On November 23, the City Council passed an expansive rezoning that will bring an estimated 8,200 new apartments, including 3,000 affordable units, to an 82-block swath of Gowanus by 2035. Developers have been strategically snapping up low-rise industrial buildings, particularly around the canal, for the last decade in anticipation of the rezoning. The neighborhood will be mostly reoriented toward the waterfront, where there will be a new network of public esplanades, parkland and plaza space with shops and eateries dotting brand-new streets — as well as plenty of new luxury housing. Projects of note within the development include the 14-story apartment building at 272 Fourth Avenue; a new subway entrance with an elevator at the base, which sits atop the Union Street R station; the 21-story and 16-story skyline-altering towers at 404 Carroll Street (which will be among the tallest new projects in the neighborhood); a 17-story high-rise apartment building at 380 4th Avenue; a 13-story tower at 251 Douglass Street; and a 14-story tower at 129 3rd Street.
