Mövenpick Bosphorus Hotel Project

In 2020, a renovation decision was made for Movenpick Bosphorus Hotel, which was built at the bottom of Yıldız Ramp, the heart of Istanbul, in 1996. Otis undertook the replacement request for eight elevators that were manufactured and installed by different companies.

Considering the demands of the client and the short time for renovation, difficulties of installing new units were problematic for the building management. Otis team evaluated the renovations process and requirements, and presented a detailed work plan to the client, explaining that the requests could be met with Gen2 modernization.

Modernization Project and the Renovation of the Hotel Have Been Carried Out Simultaneously

The Otis team started work upon the approval of the client, and first removed the geared machines, which were installed 22 ago and, within the frame of specifications of the installation year, then installed the iron beams that were needed to disassemble the conveyer ropes, running on a travel distance of 110 m, to the machine room. In order to carry out safe modernization work, 6-m-high scaffolds meeting all standards were erected at the bottom of the wells. Operations were carried out without disturbing the normal activities of the hotel and simultaneously with the renovation process. One of the greatest advantages of Gen2 modernization has been its minimum impact on normal course of the hotel operations, and only a small need for construction.

Number of People in the Team Was Doubled During Pandemic

The parties agreed on carrying out modernization of one passenger elevator and one service elevator simultaneously. Since the number of guests was less due to pandemic, the number of people in the modernization team was doubled only a short time after the beginning of the project. As a result, modernization has been completed in half the scheduled time. In detail, eight elevators have been modernized over a 3.5-month period, which was a quite short time.

Energy Saving Has Been Achieved with the Gen2 System

With the independent measurements, the Gen2 machine-room-less (MRL) elevator system has been approved as an A-class product, which is the best-in-class style in terms of energy efficiency. Energy-efficient systems are helpful for reducing operational costs and reaching green building targets. Five components of the Gen2 system support energy efficiency. These five components are:

  • ReGen traction
  • Flat steel belt
  • Compact gearless motor
  • Otis door operator
  • Resistance-based inspection (RBI)

After modernization, energy saving has been achieved with the regenerative drive and gearless motor, which were newly installed.

Flat Steel Belt-Resistance Based Inspection (RBI)

Comfort level has been increased with the belts and diverting pulleys installed instead of the choice of conveyor ropes. Additionally, safety has also been maximized by controlling the electronic component and carrier equipment running on the system on a 24/7 basis.

With the quick door-opening feature, building traffic has accelerated. Door comfort has increased, and a levelling feature has been added.
