Regulation on the Amendment of the Planned Areas Zoning Regulation, prepared by the Ministry of Environment and Urbanization, was published in the Official Gazette No. 31538 on July 11, 2021, and entered into force.
The phrase “and common space” in the second sentence of the first paragraph of Article 34 of the Regulation has been replaced with the phrase “or single space.” Additionally, this sentence, “At the buildings which are required to have elevators, the elevators should serve all floors, including the basement. However, the elevators are not required to serve basement floors where there is no single space or occupied zone,” has been added. With this amendment, the obligation for providing access to basements that are not used, which is a subject of debate and objection, has been eliminated.
Additionally, in order to save water because of droughts caused by global warming, the phrase, “The mechanical plumbing projects of the structure that will be built on parcels larger than 2,000 m2 should include a rainwater collection system in order to collect the rain water, filter the water and store in a tank for being used in toilet flushes when necessary,” has been added.
Finally, with the amendment, arrangements were introduced about the licensing of base stations taller than 15 m and used for electronic communication.
