Permits Issued For 40-Story Tower At Miami Worldcenter

Work is moving ahead on a new, 413-ft-tall mixed-use building planned in Downtown Miami, Florida YIMBY reports, known as 697 North Miami Avenue, and developer CIM Group has received construction permits from officials. The 40-story project will offer 473,330 ft2 with up to 411 residential units and 4,103 ft2 set for retail space. It will share a parking building attached to the nearby 43-story Caoba at the 27-acre Miami Worldcenter in the city’s Park West. The 697 North Miami Avenue project was designed by Cohen Freedman Encinosa & Associates, which also designed Caoba, and is adjacent to a 24,000-ft2 development site where yet another major project is planned. The rectangular concrete superstructure will likely be crowned with a parapet feature to hide mechanical equipment. The podium/base of the tower should rise 10 stories, followed by another 30 stories topping out at 413 ft. The area is near the MiamiCentral transit hub and the Freedom Tower Metromover Station. The location is clear, meaning no demolition work is needed for construction to begin. The project is expected to launch in 2022.
