Developer Pushes 30-Story Multiple-Use Tower Near Miami

The city Planning & Zoning Board department of North Bay Village, Florida, is reviewing proposals for a 30-story mixed-use tower, Florida YIMBY reported in February. The 345-ft-tall tower, known as 1755 JFK Causeway, is being developed by LGE NBV LLC, an affiliate of B Developments in Miami, and designed by Arquitectonica. The location is on the north side of Kennedy Causeway on Treasure Island. Being described as a curved-glass tower, the project is expected to total 473,252 ft2 and would offer 201 residential units with 32,654 ft2 of amenities, a 19,455-ft2 space for a restaurant with a waterfront terrace, a 1,860-ft2 juice bar/coffee bar on the ground floor and 52,358 ft2 of office space. A proposed parking structure would be incorporated into the podium and offer 408 parking spaces. A six-story podium features landscaping and sports glass walls around the office. A car-parking structure is hidden from public through a design with metal screens. At the tower’s proposed height, 1755 JFK Causeway could become the tallest building in North Bay Village, surpassing the 238-ft-tall Grandview Palace nearby. Residences will be one- to four-bedroom designs, and some of the units will be dedicated to workforce units for households earning 80-100% of North Bay Village or Miami-Dade County Area Median Income. A proposed construction timeline has not been reported.
